Not to worry. Freestone RE Partners provides an Addendum for you to complete and sign. The addendum provides escrow instructions for the title company to ensure our EMD is released in the event your deal does not close escrow.

The Freestone RE Partners Purchase Contract contains specific instructions for the release of Earnest Money Deposit funds in the event the deal does not close escrow. Utilizing this contract ensures our funds are secured and allows us to approve you for lending.
Joint Venture Funding Amounts
$0 - $5,000 we charge $1,500
$5,001 - $15,000 we charge $4,500
$15,001 - $25,000 we charge $7,500
$25,001 - $50,000 we charge $15,000
$50,001 - $75,000 we charge $22,000
$75,001 - $100,000 we charge $30,000
Deals over $100,001 will be discussed over scheduled phone conversation, Rates may vary.
We charge a 5% non-refundable deposit which will be credited toward the fees if the deal completes successfully. The 5% non-refundable fees is wired directly to Freestone RE Partners. Paperwork will reflect the difference between the initial fees and deposit.
Additional 0.75% fee for 24-hour transactional loans (minimum fee is $1,000).
Additional 0.1% fee per day for additional days money is held in escrow.
If there are two separate title companies involved in the double-close, there will be an additional 1.5%.
If there is additional paperwork (e.g., operating agreements, etc.) there will be an additional charge of 1% of loan value.
